How to acquire solar projects in Italy
Italy has a large and fragmented development market: many local developers, technical studios and landowners, each with a few projects. For an investor, the difficulty is not only finding projects but finding ones that match its mandate, with data that can be compared.
Pipeline.Solar works as a confidential origination and matching service. It collects projects from a network of developers, project owners, technical studios and EPC contractors, registers them with standard data and sends a teaser only to investors whose criteria match. Projects are not published on the website. Pipeline.Solar acts for the project owners and is not an authorised broker or a financial advisor.
The four stages you can buy
You can acquire utility-scale solar at four stages, each with a different risk profile:
- Greenfield: co-development with developers who work for you, paid at milestones.
- RTB: authorised projects ready to build, including turnkey delivery and late-stage projects with some open items.
- Brownfield: plants built or in the final phase, awaiting grid connection.
- COD: plants in operation with a production history.
Earlier stages generally imply more development risk; later stages imply less uncertainty and a different entry value. Technologies include ground-mounted solar, agrivoltaics, BESS and hybrid projects.
Deal structures
Three structures are common in the Italian market:
- Share deal: you buy the shares of the project company (SPV) that holds permits, STMG and land rights. See solar SPV share deal.
- Asset deal: you acquire the project itself, with transfer of titles and contracts.
- Co-development: you finance development and pay at milestones, typically for greenfield.
You can indicate one or more preferred structures in your criteria.
The choice depends on several factors: the history of the project company, the transferability of titles and of the grid connection, tax considerations and your financing model. A share deal is often faster when the SPV is clean; an asset deal gives more control over what you take on. Your advisors will help you decide case by case. See also solar asset deal and milestone-based co-development.
The rooftop niche: industrial roofs
Alongside ground-mounted projects, the Italy solar rooftop sales market includes plants on large industrial and logistics roofs. They can be interesting for investors looking for smaller assets close to consumption, often linked to an energy supply agreement with the building user. Specific checks concern the condition of the roof, any removal of existing materials, the structural capacity and the duration of the roof rights. If you are interested in rooftop projects, mention it during the introductory call.
What you need to start
To receive relevant teasers you only need clear criteria:
- Stages: greenfield, RTB, brownfield, COD, one or more.
- Capacity of the single plant: minimum and maximum MW.
- Regions of interest, or all of Italy.
- Technologies: solar, agrivoltaic, BESS, hybrid.
- Structures: share deal, asset deal, co-development.
You set these in your reserved area through a personal link, or the staff sets them for you after the introductory call.
From teaser to closing
When a project matching your capacity range enters the pipeline, the staff checks it and sends you a teaser from deal@pipeline.solar. Each teaser is sent manually: no automatic mailings, no newsletter. The teaser includes capacity, STMG cost, estimated connection days, land in DDS or for sale with costs, development cost, PAS filed and PAS approved.
If you are interested, you sign an NDA (and, where provided, a scouting agreement), access the data room, carry out your own technical and legal checks, and negotiate directly with the project owner. Pipeline.Solar performs a preliminary screening only; due diligence is yours. Read more on how it works.
